Minutes of Board Meeting
July 31, 2024
1. Meeting called to order at 7:00pm by Suzanne Doerr, President. Board members present were, Evie Brown (Vice President), Nancy Vargo (Community Liaison), Ellen Svehla (Secretary)., Kim Deavers and Amie Rush. Not present were Lisa Cousineau (Treasurer), Management staff Jim Berry. Signs were posted announcing meeting.
2. Statements by Board
a. Financials announced reserves are $488,471.91
b. Audit status to be completed in 2025
c. Maintenance schedule review – see attached. Received quote for rebuilding of gazebo of $8974. The other items we will get quotes for end of year. At October meeting will look at costs from previous year and will review.
d. Welcome Committee Update: no new activity
e. Landscape walk thru results were reviewed. 13 trees were removed. Roots that are too close to homes are being looked at to see which need to be removed to prevent damage . Discussed what new bushes to put in for items that were pulled. We will get quotes on cost for 2025. Planning to put solar lights by the gazebo
f. We will pick up new holiday decorations for the gazebo.
Items to address from homeowner forum:
g. Truck traffic concerns. Office staff contacted the village to address signage needs and they said no actions they can take at this time.
h. Maintenance concerns expressed by homeowners at 140E Park and 140C Park have been addressed.
3. Homeowners Forum
a. Homeowner asked for clarification on timing of completing an audit.
b. Concerns about excessive parking in guest parking spots. At 273 parking sign is knocked down and to be put up. Will be put on website that “Guest Parking is only for 24hrs and if going to be over that, to contact office. Will send a reminder blast email out as a reminder.
c. 381D expressed concern on signage in front of unit. Discussed that when construction on the building starts that will need to address parking at that time.
d. Homeowner expressed concern that some tress are to close to building. Office to contact landscape company to address.
e. Homeowner expressed concern for excessive weeds. Due to rain, removal has been delayed.
f. Homeowner expressed concern for issue with paint coming off door. Office to see if can have Tim paint 140C, 265C.
g. Homeowner asked for Bagster to be allowed at 381B for 30 days, and has been granted.
h. Homeowner asked to color changes for the doors. Colors will be considered when do paint in future. If homeowner wants a different door at homeowners’ cost and to submit architectural submission. When do painting for 2025 will review all choices. Asked for landscaping to be added to maintenance schedule.
i. Homeowner expressed thanks for cleaning up property across the road.
j. Homeowner asked if we are inspecting homes before new move ins. Association does not inspect before or after sales.
