Minutes of Board Meeting
January 31, 2024
- Meeting called to order at 7:00 by Suzanne Doerr, President. Board members present were Lisa Cousineau (Treasurer), Nancy Vargo (Community Liaison), Ellen Svehla (Secretary). Not present: Evie Brown (Vice President). Management staff Jim Berry, Kim Deavers and Amie Rush.
- Nancy Vargo verified signs were posted announcing the meeting.
- Board members introduced themselves and their positions.
- Verification of how to submit a service request was discussed. For a service request or to report an issue, residents may either phone the Association or submit at the website www.waterfordplacetownhomeassociation.com
- Statements by Board – Items addressed.
- Snow removal concerns were addressed. If after snow removal a resident has issues with drift, please call the Association to have snow removal return.
- 391 Capitol empty lot is being rezoned residential. The Board will keep residents updated as information becomes available.
- An audit was voted on and approved. The Board will obtain quotes and present cost at the next meeting.
- If any Homeowners have handyman recommendations, please send to the Association. For Garage Doors can contact Allen Garage Door Inc. 630-466-4433
- The following will be implemented to improve communication.
- Our new website is up. It is www.WaterfordPlaceTownhomeAssociation.com
- The website will be updated with meeting minutes, Board member names, meeting dates, and other news. The Secretary will do the updates.
- The Association will be sending out a newsletter twice a year with announcements on any upcoming scheduled maintenance or issues.
- Homeowners will be informed if scheduled maintenance will be performed on their unit through a posting to their door and Association will send out an e-mail blast to homeowners.
- The Board will be implementing a Welcome Committee to welcome new homeowners to the neighborhood. Nancy Vargo will be leading this effort.
- Homeowners Forum
- Dues were increased by $5; the fee is now $190. No new increases are planned.
- It was agreed that the landscape company will need to find a new location for snow removal unit if/when 391 Capitol is developed.
- Homeowners were pleased to hear the idea of a Welcome Committee.
- A schedule of routine maintenance was asked for. The Association and Board will create.
- New garage light fixtures, with dusk to dawn bulbs are scheduled to be installed this year. Homeowners will receive notice when this is scheduled.
- Dog poop continues to be an issue. Any new ideas on how to solve this consistent violation of the village laws are welcome.
