Minutes of Board Meeting

Wed. January 29, 2025

7:00pm

Meeting called to order at 7:01 by Suzanne Doerr, President.

Signs were posted announcing the meeting.

Board members in attendance: Suzanne Doerr (President), Lisa Cousineau (Treasurer), Ellen Svehla (Secretary) Not present: Evie Brown (Vice President), Nancy Vargo (Community Liaison)

Management Staff: Kim Deavers, Amie Rush.  

Statements by Board

  1. Financials reserves status $494,600
  • Dates of audits are set: Reserve study meeting set for Feb. start date, Financial Audit is set for April.
  • Budget was approval for 2025
    • All doors will be painted this year. Colors are being finalized.
    • Gazebo will be rebuilt.
    • 2 5 mile per hour signs to be posted.
  • The board did a review of the association rules and has made some changes. An updated rules document will be mailed to all owners. 
  • The planned audit / walk through of the neighborhood with the updated rules is tentatively planned for April. We ask all owners to review the rules and changes and ensure they are in compliance before April audit.  In April we will do landscape audit with the landscaper to address open areas of concern.
  • A winter newsletter will be sent out with some items, including how to get landscape flags to protect items don’t want cut down, announce garage sale 6/6 & 6/7, reminder of guest parking rules, and we are asking owners to send in confirmation of their homeowner policy to confirm coverage.

Homeowners Forum

  1. 140C Park brought up issues with her unit. Her unit needs to be inspected at next inspection.  Also concerns about general appearance.
  2. Concerns about website meeting minutes not opening. Expressed concerns about transparency in spending.

2. 140A Park expressed concerns about repairs on wood, and concerns about budget and how money is being spent. Expressed concern about landscapers doing damage.

3. Concerns on light at gazebo, will be looked at next meeting. Concerns about door paint colors.

4. 273A Concern about drainage on her landscaping.

5. 261B expressed dead bush concern.

6. Concerns about guest parking were raised.

7. Concerns about holes in garage were brought up.
