Meeting called to order at 7:02 by Suzanne Doerr, President.
Board members: Suzanne Doerr, President. Evie Brown (Vice President), Nancy Vargo (Community Liaison), Ellen Svehla (Secretary), Lisa Cousineau (Treasurer)

Statements by Board
Announcements
- New Rules were mailed out to all owners. All owners are reminded to review them fully to ensure they are in compliance with the rules.
- There will be 2 open board positions. We need a new board member with computer skills for the secretary position. If you are interested, please contact the office and look for the upcoming notice for voting for the fall.The board did a landscape walk with the landscape manager. As our property matures, the landscape team will be addressing issues. If you see any trees over hanging your roof please contact the office.
- Landscaping flags for items you don’t want landscapers to cut down during their fall cleanup are available. Owners are asked to put a flag on any items that you don’t want cut down. The landscapers will not cut down anything with a flag on it. If you want flags, please contact the office. Put out the flag early fall.
Audit Status
Financial Audit is completed. The Board is going to review in full. Call office if want a copy
Board Walk thru results. An audit walk thru was completed by the board. Numerous concerns were seen. A letter will be mailed out to all owners listing all of common items of interest. We ask that all owners work to ensure their units don’t have any of the violations.
We will be doing monthly scheduled walk thru audits the 1st Wed of each month.
The Reserve Study was completed. We will post on the web.
The Reserve Study recommended the raising of dues. Starting in Jan. 2026 dues will be increased by $10/mth; bringing them to $205/mth.
Insurance was reviewed and we feel we have the best rate.
Maintenance Update
Door painting is in process. If your door has not been painted, contact office to get on the schedule.
Blacktop / Path repairs are planned for the summer.
Gazebo was repaired, but needs to be sanded and painted. Timing is after the doors are painted.
- Follow-up to confirm homeowner forum concerns are closed:
- 140A wood repairs are still open
Homeowners Forum
- Comments from owners that are happy with door painting and happy with landscaping.
- Concern about the gazebo not being done properly. Is a safety concern if not done properly.
- 381D Concern about gutter drainage on window
- Concern on vendor doing retention pond.
