7:00pm

Meeting called to order at 7:02 by Suzanne Doerr, President. 

Board members: Suzanne Doerr, President.  Evie Brown (Vice President), Nancy Vargo (Community Liaison), Ellen Svehla (Secretary)., Lisa Cousineau (Treasurer)

Management staff: Kim Deavers and Amie Rush.

Signs were posted announcing meeting.

Statements by Board

  1. Financials reserves $516,674.47
  • Audit statuses:

The Reserve Study is finished.   The Board will be reviewing the audit in the next few weeks to review in detail. Booklets are available to look at or be emailed online to homeowners on request.

Financial Audit is underway and should be completed by the end of next week.

Those that attended meeting my sign-up on sheet if want copy of audits sent to them.

  • Announcements:

Vaughen Fitness Center has special rate for residents

New signs were posted stating “Private Property, no motorized vehicles.

The association garage dates are 6/6 and 6/7. Signs will be posted.

  • 2025 Scheduled Maintenance items Update

Roof Maint./ DONE

Mulch  / DONE

Door painting: colors have been selected and will start in Spring. 

Powerwash of sidewalks will be planned for 2026

Blacktop / Path repairs will be in the summer

Pond burn will be in the fall

Gazebo replacement to be started this year

  • Status of open items from last meeting:
  • Spring Newsletter to be sent out to announce how to get landscape flags to protect items don’t want cut down, announcing garage sale 6/6 & 6/7, reminder on guest parking rules, and we are asking owners to send in confirmation of their homeowner policy to confirm coverage, and announce that new rules will be mailed out.
  • Association rules update: Mailing of updated rules documents to be mailed to all owners end of this week. Changes will be highlighted.
  • Board will be doing deep dive walk thrus after the new rules are sent out.  Warning letters will be sent out as per our rules.
  • We will be doing a landscape audit with the landscaper to address open areas of concern.
  • Follow-up to confirm Jan. homeowner forum concerns are closed:
  • 140C Park door painting is open
  • 140A wood repairs – to be addressed in maint. request  
  • 273A drainage issue on landscaping: we oked for homeowner can put in black plastic landscaper to keep mulch in for temp. fix. We to review with landscaper the plan for whole association.
  • 261B dead bush concern – to be reviewed on landscaping audit

Homeowners Forum

  • Concerns about weeds were brought up.
  • Asked that homeowners water any new plantings.
  • Concern about 273A roots – have been addressed
  • Asked about raising of fine fees.
  • Concern about noise issues.
  • Concern about new trees and watering.
  • Concern about gutters.
